The formula
SBA 7(a), 504, and Express are all fully-amortising loans. The monthly payment is:
payment = P × (r(1+r)^n) ÷ ((1+r)^n − 1)
Where P is principal, r is the monthly rate (annual rate ÷ 12), and n is the term in months. The program selector changes the default rate and term, not the formula.
2026 rate snapshot
- 7(a): typically Prime + 2.75% to +4.75% (roughly 11%–13% today), up to $5M, 10-year working-capital term or 25-year real estate term.
- 504: fixed debenture rates in the 6.5%–7.5% band; 10, 20, or 25-year terms; real-estate and heavy-equipment use cases.
- Express: up to Prime + 6.5%; max $500K; up to 7-year term; faster SBA decisioning.
Published SBA maximum spreads and program caps. Actual rate depends on lender, loan size, and borrower profile. The SBSS (SBA Small Business Scoring Service) prescreen phases out at higher loan sizes; your packager will know your exact cut-off.
